Q1. Is the Litigation Pending on Property?
The property is free from any litigation stated by a third party.
Q2. How will the builder get the sale deed registered?
Normally, in Himachal the customer has to approach the government of Himachal to get permission for the sale deed to be executed, Since Chester Hills is located in the Municipal Corporation Area, and therefore here at Chester Hills, no such permission is required for getting registry done of built-up structure.
Q3. Does I become the owner of the land also , on which the flat is built?
In Himachal, you get registry for the built-up structure only, and the land remains with the original owner only, in case of a mishap, you have nothing to claim, but In RERA registered project, you get proportionate land share , and that is mentioned in the sale deed as well.
Q4. The Quality of the Construction?

Since the project is under-construction, do a random tour to know the quality of the product used for the apartment. You can have a word with the existing residents regarding the products and brands used on the work site. You can arm yourself with much information about construction products.
Q5. Non-Builder Costs?

Q6. Carpet Area?
Since you’re considering buying a property in Gated Community or a villa, then asking about the built up area is important. The builder charges on a rate per square-foot. So you should know the cost per square foot you’ll be paying. The built-up area is the carpet area of the home. We inform you both Super Area and Carpet Area( As per RERA).
Q7. Completion of the Project?
We started the project in 2018 and you may see the development here, you can also compare it with the other projects in the vicinity. There have been many cases where the project gets delayed indefinitely, which will bring a big loss to the buyer in terms of paying EMI.
Q8. Sample Flat?
As the project is under construction, you can have a look at a sample flat. This will give you an idea of the quality of construction, material used.
Q9. What is the Payment Plan?
